The Site
The site represents the residential curtilage of an existing residential dwelling which fronts onto a cul-de-sac and backs onto a narrow lane with vehicular access. The proposal relates to the separate garage which sits at the end of a row of five detached garages. The garage is separated from the property by the garden which extends around the side of the semi-detached property.
Planning Status
The site lies in a Predominantly Residential area as designated in the Isle of Man Planning Scheme (Douglas Local Plan).
Planning History
Under PA 06/01278/B the installation of a replacement UPVC dormer window was approved.
The Proposal
Proposed is the installation of a pedestrian access door to the side wall of the existing garage.
Assessment
I can find no reason to reject this proposal and as such recommend that the application be approved.
Party Status
The Department of Transport (Highways Division) and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2006, considered "interested persons" and as such should be afforded party status.
