The Site
The site represents the residential curtilage of an existing dwelling which sits on the north side of the street. The street itself lies in very close proximity to the A2 main road and runs parallel to it from Windermere Drive which itself runs from the A2. The property itself is a newly built large detached dwelling.
Planning Status
The site lies within an area designated by the Isle of Man Planning Scheme (Onchan Local Plan) 2000 as Residential and lies in close proximity to an area proposed as predominantly residential in the same plan.

Under PA 94/01192/A an application for approval in principle for residential development on land between Groudle Road and Groudle River was refused.

Under PA 99/00430/B residential development for 67 plots, roads and sewers and erection of 61 dwellings, land adjoining Lakeside Gardens and Groudle Road.
Under PA 97/00772/A approval in principle for residential development on the land between Groudle Road, Whitebridge Road, Windermere Road, Windermere Drive and Groudle Glen was approved at appeal.
Under PA 01/00602/B the erection of 12 dwellings and creation of two additional plots was refused. Under PA 02/01806/B the erection of garden fencing on plots 1-61 of residential development was permitted on review.
The Proposal
Proposed is the creation of a UPVC conservatory to the rear elevation of the dwelling.
Representations
The Onchan District Commissioners recommend that the application be approved.
Assessment
As the dwelling is newly built the proposal causes no problems with regards to the character and appearance of the property. There are many UPVC conservatories on the rear elevations of adjacent properties and as such there should be no reason why this application be turned down.
Party Status
The Department of Transport (Highways Division) and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2006, considered “interested persons” and as such should be afforded party status.
