The Site
The site represents the domestic curtilage of two existing residential properties - numbers 31 and 33, Arbory Street which front onto Arbory Street and back onto Farrant's Way. The properties have up until recently been used as one dwelling.
Planning Status
The site lies within an area designated on the Castletown Local Plan of 1991 and the draft Castletown Area Plan of 2001 as Residential. The site also lies within Castletown's Conservation Area.
Planning History
The following applications have been considered in respect of this site:
PA 94/0450 – approval in principle for erection of dwelling, conversion of workshop to dwelling and construction of garages - 29 - 31, Arbory Street - permitted
PA 95/0232 - conversion from office to dwelling house - 31, Arbory Street - permitted
PA 02/1641 - relocation of approved garage, rendering of rear elevation and installation of roof light - permitted.
The Proposal
Proposed now is the creation of a pedestrian access to number 33 from Farrant's Way with the existing gate which serves both properties, dedicated to only number 31.
Representations
No submissions have been received in respect of this application.
Assessment
The proposed new gate is modest and matches the existing gate serving number 31. There are no adverse impacts as a result of the proposal.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 2. This permission relates to the creation of a new pedestrian access as shown in drawings M107001A received on 1st June, 2007 and -002A received on 11th June, 2007.
