The application site Meadow View, Cranstal Road, Bride, is located on the northern side of the Cranstal Road and north-east of Bridge Village.
Planning Policy
The application site is within an area recognised as being an area of 'white land' not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; however the site is within an area zoned as High Landscape or Coastal Value and Scenic Significance and an area of Nature Conservation Zones, Nature Reserves & Sites of Ecological Importance for Conservation.

Proposal
The application proposes the erection of sun room and porch extensions.
The proposed extension would be located on the southwest gable end wall of the dwelling, which would have a side projection of 4.25 metres, a depth of 3.65 metres and a maximum height of 4.5 metres.
The proposed porch would be located on the north east gable end wall and would have a side projection of 0.9 metres, a depth of 2.2 metres.

The Planning Authority has received no privately written representations objecting to the application.
Assessment / Recommendation
The proposed extension and porch have both been designed to be in keeping with the existing property. The extension is modest in size and would not result in any adverse impacts to the detriment of the residential amenity of the neighbouring properties or the visual impact upon the locality. The porch would also have no adverse impact to the locality. For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.
