The Site
The site represents the domestic curtilage of an existing semi-detached dwelling situated on the southern side of Arbory Street. The property is a two and a half storey traditional house with an curved headed dormer window on the front elevation. The original sliding sashes have been replaced with plastic-framed tilt and turn windows.
Planning Status
The site lies within an area designated on the Castletown Local Plan of 1990 and the draft Castletown Area Plan of 2001 as Residential and within Castletown's Conservation Area.
Planning History
The following applications have been submitted in respect of this site:
PA 96/1782 - erection of office ancillary to workshop at the rear of 61 Arbory Street - permitted on review
PA 02/0368 - alterations to dwelling including demolition of kitchen outlet and installation of timber sliding sash windows to replace existing - permitted.
The Proposal
Proposed now is the replacement of the tilt and turn windows with Plastic framed sliding sash windows in the side and front of the property.
Representations
Department of Transport Highways and Traffic Division raise no objections to the application.
Assessment
The replacement of the existing windows with sliding sash, irrespective of material will be a significant improvement to the appearance of the property and should be encouraged.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 2. This permission relates to the installation of replacement sliding sash windows in the front and side elevations as shown and described in the plans, information and photographs received on 19th June, 2007.
