Site
The dwelling 103 Greenlands Avenue, Ramsey, is part of a pair of semi-detached dormer bungalow which is located within a residential cul-de-sac.
The boundary treatment of the site which runs is shared with 101 and 105 Greenlands Avenue consists of a 1.5 metre high timber fence.
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.
Proposal
The application proposes alterations and erection of extensions to provide garage and additional living accommodation.

Highways Division do not oppose We have received no privately written representations objecting to the application. Assessment / recommendation
The proposed alterations will not cause any adverse impacts to the detriment of residential amenity to the neighbouring properties. The proposal provides the adequate number of parking provisions for the dwelling. For these reasons the proposal would seem appropriate in these locations and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents and drawings 06 0111/1 and 06 0111/2 all received on 22nd June 2007.
C 3. The external finishes of the extension must match those of the existing building in all respects.
