Site
The site Grant Cottage, Windsor Road, Ramsey, comprises of a two storey detached property which is located on the north-eastern side of Windsor Road.
The boundary treatment shared with Grant Cottage and 1 Windsor Road consists of a 1.8 metre high wall in part and then a 2 high wall (approx). The boundary shared with
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.
Proposal
The application proposes the demolition of existing sun room and erection of a single storey extension to rear elevation. The extension would have a maximum rear projection of 7.2 metres from the existing rear elevation of the dwelling, a width of 4.7 metres (excluding proposed porch) and a maximum height of 4.1 metres.

Initially I had concern that the proposal might cause loss of light to the neighbouring property 1 Windsor Road, however after visiting the site and studying the submitted plans, I am of the opinion that the proposal would be acceptable. The proposal will result in some loss of light, however only the garage would be affected, which is not a primary habitable living space. I also consider due to the height of the existing boundary wall, the size and height of the extension, the proposal would not result in having an overbearing impact upon the neighbouring property 1 Windsor Road.
For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
