Site
The application site 1 Larivane Close, Andreas is a single storey detached property which is located on the western side of Larivane Close.
Land Use Zoning / Policy
The application site is within an area recognised as being an area of `existing predominantly residential', under the Isle of Man Development Plan Order 1982. The site is not within an area zoned as High Landscape Value or Costal Value and Scenic Significance.

Proposal
The application proposes alterations and extensions to dwelling to provide additional living accommodation. The extension are in three parts:-
side extension to the north elevation;
side extension to the south elevation; and
rear extension to the west elevation.
Representations
Andreas Parish Commissioners:- No objection
The Drainage Division make no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
We have received no privately written representations objecting to the application.
Assessment / Recommendation
Recommendation
The side extensions are both modest sized extensions, and designed to be in keeping with the existing dwelling. I therefore consider they will have little or no impact upon the neighbouring residential properties or upon the visual appearance of the street scene.
The rear extension which is the most substantial extension of the three, again will not have any adverse impacts upon the neighbouring properties, which is due to the significant boundary treatments shared between the two neighbouring properties and because of the proposed size, projection and height of the extension.
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents and drawings 06/0153/2 recived on the 24th April 2007 and 06/0153/1 REV A received on 1st May 2007.
C 3. The external finishes of the extension must match those of the existing building in all respects.
N 1. There must be No discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage systems so as to comply with requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
It is noted that the surface water from the property is to be discharged via a soakaway. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system then an alternative means of disposal would have to be sought.
