Planning Guidance Note 13
Requires visibility splays of 2.0m by 90m for existing accesses onto 30mph roads like the A3. Officer noted requirement but considered hardstanding improvements sufficient without enforcing, as not required in prior approval.

Foul sewer connection
The proposed development must be connected to the public foul sewer in a manner acceptable to the Department of Transport Drainage Division and on terms and conditions, which must be agreed with the Division Prior to the commencement of any building works. All drainage works must conform to the requirements of the Department of Transport's "Manx Sewers for Adoption" and all necessary inspections / surveys (including CCTV) are to be carried out at the developer's expense.

Conditions requested: The proposed development must be connected to the public foul sewer in a manner acceptable to the Department of Transport Drainage Division and on terms and conditions, which must be agreed with the Division PRIOR to the commencement of any building works. Conditions requested: A minimum of four off-street parking spaces shall be provided within the curtilage of the dwelling.; In addition to the parking spaces an on-site turning facility shall be provided to permit vehicles to turn on site re-enter the highway in a forward gear.; Visibility splays of 2 metres by 90 metres shall be provided from the access on to the public highway.; An amended drawing shall be submitted providing details of parking, access and turning arrangements.
