In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 30th July 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- This permission relates to the external and internal alterations to approved sheltered housing development as shown in drawing numbers 210 Rev B, 12, 302, 301, 300, 110 Rev L, 111 Rev F, 112 Rev F, 120 Rev F, 121 Rev F, 122 Rev F, 100 Rev G, 101 Rev G and 102 Rev G date stamped 14th March 2007.
- The proposed accommodation may be occupied only as sheltered housing; prior to such occupation, there must be submitted to and approved by the Planning Authority details of the occupancy constraints and the mechanisms for enforcing these.
- Any Permitted Development Order for the time being in operation will not apply to this site.
- No unit may be occupied until such time as the parking areas and associated access routes and turning areas have been completed and are available for use.
- No water or contaminants from the site shall be permitted to flow or be tracked on the highway.
- All services must be laid underground, and all soil stack must be constructed internally.
- Within 2 months from the date of this decision notice, a scheme of soft landscaping shall have been submitted to and approved in writing by the planning authority. All planting shall be carried out in accordance with the approved details in the first planting and seeding seasons following the first occupation of the residential units. Any tree or shrub which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species, unless the planning authority gives written consent to any variation.
- No existing tree or shrub indicated on the approved plans to be retained shall be cut down, grubbed out, topped, lopped or uprooted without the written consent of the planning authority. Any such tree or shrub which is removed without such consent or dies, becomes damaged or diseased within a period of 5 years from the completion of development shall be replaced in the next planting season with another of similar size and species, unless the planning authority gives written consent to any variation.
NOTE For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.
NOTE The applicant is advised to consult with the Fire Safety Department as the proposal falls within the scope of the Fire Precautions (Flats) Regulations 1996.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
