The dwelling 16 Lezayre Park, Ramsey, is a single storey detached bungalow within a residential cul-de-sac located on the southern side of Lezayre Park.
The boundary treatment along the eastern boundary of the site consists of approximately 5 metre high trees/bushes, which continue along to the rear boundary. To the rear boundary the boundary comprises of 1.8/2 metre high timber fence. Along the boundary shared with 14 Lezayre Park the treatment consist of mature trees and hedges.
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.

The application proposes alterations and extensions to provide additional living/tourist accommodation and creation of new vehicular access, drive and parking (Amendment to approved PA 06/01666B).
The Ramsey Commissioners:- No objection
Highways Division do not oppose, subject to conditions:- Dropped kerbs shall be installed at the junction of the proposed access with Lezayre Park.
NB. The applicant must obtain approval from the Network Operations section of DoT Highways before carrying out any work within the highway, including the installation of dropped kerbs. Telephone: 686665.
Chief Fire Officer:- I recommend that the applicant consults the Fire Safety Department to discuss the fire precautions.
The IOM Water Authority makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
We have received no privately written representations objecting to the application.
The amendments which have been proposed include reducing the size of the rear extensions, and changing the roof design of the rear extensions from pitched roofs to flat roofs. With regard to the proposed amendments I do not consider the changes will have any adverse impacts to the detrimental of residential amenity or to the street scene.
With regard to the single storey flat roofed extension, I am of the opinion that the extension is a rather modest sized extension which again would cause no adverse impacts due to its siting and size.
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents and drawing 06 0065/1, 06 0065/2 and 06 0065/3 all received on 5th February 2007.
