Officer's Report
Planning approval is sought to construct a conservatory on the front elevation of Four Winds, Patrick Village, a detached single storey property.
Properties along this section of road are all individually designed, and whilst none has a conservatory to the front elevation, a number have glazed porches. The conservatory is fairly modest in size, being some and is considered to be acceptable within the streetscene and not overly dominant.
Patrick Commissioners query whether there is a building line in this area, and whilst such lines are generally only notional, given the variance in design of properties in this area, it is not considered that there exists a building line as such.
