The Site
The site represents the residential curtilage of an existing dwelling situated on the southern side of Governor’s Road, just to the west of Wybourn Drive.
Planning Status And Relevant Policies
The site lies within an area of Residential use on the Onchan Local Plan adopted by Tynwald in 2000.
Planning History
Planning permission has been sought and granted for the enlargement of the drive (PA 00/2240 - approved on appeal contrary to the recommendation of the Department of Transport who required further improvements to the visibility splays) and for alterations including the erection of a utility room, rooflights and installation of a gable window (PA 06/1739).
The Proposal
Proposed now is the erection of a conservatory on the southern side of the house, between the house and the garage. The conservatory is relatively modest - 4.5m by 3.5m and will not be seen by the public.
Assessment
The conservatory is not objectionable in appearance, will not be seen by the public and will not adversely affect the amenities of those in the neighbouring properties.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
