Officer's Report
Planning approval is sought to change the use of 9 Christian Street, Peel to form an estate agents. The property is currently in use as a private dwelling/shop and the application relates to that portion of the ground floor currently in retail use. The property has been in use as a shop since 1989
The site is located within an area zoned as Mixed Use in the adopted Peel Local Plan (Planning Circular 6/89), and as such the use is considered to be acceptable.
Peel Town Commissioners advise that they approve the application and the IoM Water Authority request a standard Note be attached.
The Disability Access Officer makes recommendations in respect of access and it is therefore considered appropriate to attach a Note advising that the applicant contact the Disability Access Officer for advice. The Chief Fire Officer recommends consultation with reagrd to adequate fire precautions.
It is considered that the following parties, who submitted comments, accord with the requirements of Planning Circular 1/06 and are therefore, afforded interested party status:

Accordingly, the following parties are not afforded Interested Party Status:

C 1. The use must be taken up within four years of the date of this notice in order for this approval to remain valid after that time.
C 2. This approval relates to the plans and information submitted as part of this application and date stamped 15th January 2007.
N 1. For a change in the water supply to premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Michael Karren), telephone 695957.
N 2. The applicant/developer is recommended to consider the provision of access which is suitable for wheelchair users and to discuss such access with the Disability Access Office.
N 3. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
