- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- The proposed dwelling must be designed as a traditional cottage of the size and appearance as shown in the submitted plans.
- The buildings may only be used as private residences.
- All plumbing stacks must be constructed internally.
- The roof(s) must be finished in natural slate or a high quality imitation slate which must be approved by the Planning Authority PRIOR to the commencement of works.
- The detailed application must include provision for car parking with at least two spaces and sufficient space for the turning of vehicles within the site.
NOTE It should be noted that, due to the size and shape of the site and the proximity of the existing trees, opportunities for future garages and extensions to the property which could be built on the site are limited.
NOTE The Drainage Department recommend that the proposed development is provided with foul and surface water drainage treatment which is independent of that serving any adjacent property. Full details of that drainage must be included in any detailed planning applications.
NOTE PRIOR to the submission of detailed plans the applicant is advised to consult the M.E.A. to ensure that an adequate supply of electricity can be made available to service this development.
NOTE This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
