Site
The Britannia Hotel, Waterloo Road, Ramsey is a large detached property located on a corner plot with Peel Street to the north, Chapel lane to the east and Albert Street to the South.
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within an area of town centre use; the site is also within Ramsey Conservation Area.
Proposal
The application proposes to reduce the existing chimney and cap with a power assisted extraction fan.

We have received no privately written representations objecting to the application.
Assessment / recommendation
The removal of the existing chimney stack and cap will certainly lessen the visual impact upon the street scene and will therefore have a positive affect upon the Conservation Area and would therefore be appropriate in this location. My recommendation is for an approval.
