In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 4 May 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the submitted documents and drawings 02141/1, 02141/2, 05-046-01, 05-046-02, 05-046-03 and 05-046-04 all received on 11th December 2006.
- All windows and doors must be timber framed.
- The roof(s) must be finished in dark natural slate.
- To provide stopping sight distance visibility to vehicles emerging from the access, sight lines of 2 metres by 36 metres shall be provided at the farm access with the A10, Lhen Road.
- Prior to any works of the development, there must be submitted to and approved by the Planning Authority a scheme indicating the surfacing of the track and courtyard (hard landscaping).
NOTE. Advise Applicant to consult with the Fire Safety Department in order to discuss the general fire precautions contained within this application.
NOTE. For connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the IoMWA Planning and Projects Section, tel. 69 59 58.
NOTE. The applicant is advised to consult Disability Access Office with regard to the needs of disabled users within the building.
NOTE. The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.
The applicant is also advised to contact the Manx Electricity Authority for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
