Site
The dwelling 16 Bowring Road, Ramsey, is a two storey detached property which is located on a corner plot with Coronation Road to the east of the site and Bowring road to the west of the site.
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a area of predominately residential use; the site is not within Ramsey Conservation Area; or is the property is a Registered Building.
Proposal
The application proposes the Installation of uPVC casement windows to replace existing timber casement.
The replacement of the porch windows are like for like and include the Georgian bars, whilst the replacement windows on the front and side elevation of the main dwelling house proposal the same design of casement windows but do not include the detail of the Georgian bar on the upper windows. The existing rear elevation which do not have the Georgian bar configuration are proposed to be replaced like for like with casement windows.
Representations The Ramsey Commissioners have considered the application and have no objection. We have received no privately written representations objecting to the application. Assessment / recommendation
Whilst I consider the proposals will not be as attractive as the existing, the dwelling is not a Registered Building or within a Conservation Area, the Departments guidelines would consider the proposals as being acceptable. For this reason the proposals would be appropriate in these locations and therefore my recommendation is for an approval
