The Application Site
The property Mona House, 1 Mona Street, Ramsey is located on a corner plot, Mona Street to the east of the property and Dale street to the south.
Planning Policy
The application site is within an area recognised as mixed use (town centre), under the Isle of Man Planning Scheme (Ramsey Local Plan) (No. 2) Order 1998, hereafter referred to as the Ramsey Local Plan. The site is also within the Ramsey Conservation Area.
Proposal
The application proposes the installation of replacement roof lights.
Representations
Ramsey Town Commissioners:- No objection
The Ramsey Heritage Trust makes no objection to the proposal, but considers the proposal to be much more appropriate in design, which will give a more harmonious appearance to the building and street scene.
We have received no privately written representations objecting to the application.
Assessment / Recommendation
As the property is within a Conservation Area I have discussed the application with the Conservation Officer, who has no objection, subject to a condition for conservation style roof lights to be installed. I consider the proposal to be an improvement to the property due to a more traditional design, compared to the existing, and therefore I believe the proposal would have a positive impact upon the street scene.
For this reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents and drawings 06 0142/1, 06 0142/2, 06 0142/3, 06 0142/4 and 06 0142/5 all received on 9th November 2006.
C 3. The hereby approved roof lights as indicated on drawings 06 0142/2 and 06 0142/4 on the front and rear elevations, must be heritage style measuring 550mm wide x 780mm tall.
I confirm that this decision accords with Government Circular Nos 44/05 (Delegation of Functions to Director of Planning and Building Control) and 47/05 (Delegation of Functions to Senior Planning Officer)
