THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises of a mid-terraced dwelling that is located on Mount View Terrace in Onchan. The proposed development comprises of the installation of uPVC replacement windows in the front and rear elevations of the dwelling. PLANNING HISTORY
The application site has not been the subject of any previous planning applications that are considered specifically material to the assessment of this current planning application.
REPRESENTATIONS Onchan District Commissioners recommend that the planning application be approved. PLANNING POLICY
The application site is within an area recognised as being within predominantly residential use under the Onchan Local Plan. The written statement that accompanies the local plan does not contain any policies that are considered to be specifically material to the assessment of this planning application.
ASSESSMENT
It is considered that the overall level of development contained within the proposal is relatively modest and does not adversely impact on public or private amenity. Given that other dwellings within the immediate
surrounding area have had uPVC replacement windows installed it would unreasonable to refuse the planning application.
It is recommended that the planning application be approved.
Party Status
It is considered that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.
