The Application Site
The dwelling 2 Hespera Terrace, Ramsey, is part of a row of two storey terraced properties which are located on the southern side of Lezayre Road and west of Fairfield Avenue.
Planning Policy
The application site is within an area of predominately residential use under the Isle of Man Planning Scheme (Ramsey Local Plan) (No. 2) Order 1998, hereafter referred to as the Ramsey Local Plan. The site is not within a Conservation Area.
Proposal
The application proposes the installation of replacement windows, replacement and additional door on rear elevation, removal of chimney stacks and creation of off road parking space in rear yard.
Representations
Ramsey Town Commissioners advise that they have no objection
The Department of Transport Highways Division have no objection
We have received no privately written representations objecting to the application.
Assessment / Recommendation
The proposals would all be acceptable as none would have a detrimental impact upon neighbouring residential amenity or have an adverse visual impact upon the street scene or that of the surrounding area. For all the reasons stated, the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
