Site
The property Ballavair Farm, Bride Road, Bride, is a two storey detached dwelling which is located on the eastern side of the Bride Road. As can be seen from the location and block plans the property is within near a number of large agricultural buildings.
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within an area within the countryside not zoned for development and also in an area of high landscape value; the site is not within a Conservation Area.
Proposal
The application proposes alterations and installation of two dormer windows. The alterations to the front elevation include the erection of a single pitched roofed dormer and two conservation design roof lights (56x98mm). To the rear elevation the submission proposes the erection of a single pitched roofed dormer and installation of four velux roof lights (78x98mm).

We have received no privately written representations objecting to the application.
Assessment / recommendation
The property, particularly the front elevation, is located in a quiet prominent position along the Bride Road. The proposals would therefore seem to take that into consideration with the installation of conservation style roof lights and a small single pitched roof, both of which would be in keeping with the traditional design of the dwelling (Manx farm house). The rear is not visible from the Bride Road and therefore I do not consider the proposals to the rear elevation to cause any adverse visual impacts to the detriment of the surrounding area or to the property itself.
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.
