The dwelling The Garden House, Station Road, Ballaugh, is a two storey detached property which is located on the western side of Station Road.
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.
The application proposes alterations and erection of a two storey extension to replace existing single storey lean to porch (Amendment to approved 05/01448/B). The only difference between this application and the previous approved application (05/01448/B) is the finish of external walls of the rear extension. The previous application proposed to use Manx stone cladding, whilst the proposal now is for smooth painted render to match the existing dwelling.
The Ramsey Commissioners have considered the application and have no objection.
Highways Division: Do not oppose
Drainage Division have no objection in principle subject to the following conditions:- There must be no discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
It is noted that the surface water from the property is to be discharged via a soakaways. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would have to be sought.
Chief Fire Officer:- Advise applicant to consult with the Fire Safety Department in order to discuss the general means of escape from the premises which may be inherently unsafe in the event of fire.
Manx Electricity Authority:- There are Underground Cables/Overhead Lines present in the area indicated in you Planning Application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Dept, Network Services, Manx Electricity Authority, (Tel. 687705) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.
Contact the M.E.A. for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 & GS6.
We have received no privately written representations objecting to the application.
The proposal is a very minor alteration to the previous approval, one which will not cause any adverse impacts to the detriment of public or private amenity.
For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
