The Town and Country Planning (Development Procedure) Order 2005
Robert Robinson Architects 11 Whitebridge Avenue Ramsey Isle Of Man IM8 3PW
In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: Mr & Mrs Pearn Proposal: Alterations and erection of a two storey extension to replace existing single storey lean to porch (Amendment to approved 05/01448/B) at: The Garden House Station Road Ballaugh Isle Of Man IM7 5AE
which was considered on 15 November 2006, subject to compliance with the conditions specified below.
Date of Issue: 16 November, 2006 Murray House Mount Havelock Douglas
Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the submitted documents and drawing 050424-02 REV B all received on 21st September 2006.
- The roofing materials of the extension must match those of the existing building in all respects.
- There must be no discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the
requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
It is noted that the surface water from the property is to be discharged via a soakaway. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would have to be sought.
NOTE The Applicant is advised to consult with the Fire Safety Department in order to discuss the general means of escape from the premises which may be inherently unsafe in the event of fire.
NOTE The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687705) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.
The applicant is also advised to contact the M.E.A. for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.
