Officer's Report
Impact on the street scene will be minimal, the conservatory is set to the rear of the property. There is a gap between the application and the neighbouring property of No.30 Harcroft Ave which is approximately 2.5m at is narrowest point). The conservatory will not be readily visible through this gap. I do therefore consider the proposal will not adversely affect the visual amenities of the street scene.
In respect of the impact on No.30 Harcroft Avenue, the application site is set to west of the neighbouring property. The nearest habitable window on No.30 is 8.5m off the boundary. No.30 projects away from the boundary. The proposed conservatory is set on the north side of the dwelling. I therefore consider any impact from overshadowing to be significantly reduced. The applicants are proposing to install obscure glass on the east elevation to prevent any overlooking from occurring.
In respect of No. 34 Harcroft Ave, the application site is set to the east of the neighbouring property. The proposed conservatory is set 6.5m off the boundary. No.34 is approximately 0.5m higher than the application site. Due to the level change and the significant distance it would be set off the boundary. I do not feel the proposal will cause any significant impact from overshadowing and overlooking.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a rear conservatory as shown in drawing number 1224-01 date stamped 3rd August 2006.
C 3. No facing materials shall be used other than materials similar to those used on the existing building
C 4. The windows to be formed in the east facing elevation of the conservatory shall only be glazed or re-glazed with obscure glass.
