Officer's Report
THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises the curtilage of a mid-terrace property that is located on Main Road in Onchan. The proposed development comprises of the erection of advertising signage on the front elevation of the property. PLANNING HISTORY There have been no previous applications that are considered to be material to the assessment of this current application. REPRESENTATIONS Onchan District Commissioners recommend that the application be approved. The Disability Access Office makes general comments on the application. PLANNING POLICY Under the Onchan Local Plan the application site is located within an area designated as being mixed use (residential/office/retail). The application site is also within the Onchan Conservation Area.
ASSESSMENT
It is considered that the overall level of development contained within the proposal is relatively modest as the proposed signage effectively replaces existing signage. As the property is a commercial unit it is only reasonable to expect it to have signage. The impact on public amenity and the Conservation Area is considered to be limited and acceptable.
It is recommended that the planning application be approved.

It is considered that all parties that made representations to the application meet the criteria of Government Circular 1/06 and should be afforded interested party status.
