The Site
The site represents the domestic curtilage of an existing end of terrace house situated on the southern side of Marina Lane, within a relatively new development of eleven one and a half storey properties. The properties sit to the rear of the Eagle Towers apartment development and opposite residential properties on the other, northern side of Marina Lane.
Planning Status
The site lies within an area designated as Tourism/Residential with the remainder of Eagle Mews within an area of Industry which reflects the use of the area prior to the development of the dwellings.
Planning History
The mews houses were approved under the provisions of PA 94/0808.
The Proposal
Proposed here is the erection of a conservatory on the rear elevation. This tucks into a recess from the rear building line and projects a little - 1.5m beyond the rear building line. A new path from the front around the side of the house and around the new conservatory with steps going up thereto is also proposed. The conservatory will be 4.2m at its longest length and 3.7m wide.
Assessment
The garden is not large but can easily and comfortably accommodate the proposed conservatory without detriment to the amenities of those around the site. there is the St. Catherine's Church Hall directly behind the site so there will be no adverse impact thereon from the proposed works.
Party Status
Port Erin Commissioners and Department of Transport Highways Division are statutory consultees and as such should be afforded party status in this instance.
