In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Howstrake Developments Ltd Proposal: Re-development of site to provide 11 apartments, one town house and provision of secure parking facilities (in association with 06/01156/CON) at: Former O’Kells Falcon Brewery Glen Falcon Road Douglas Isle Of Man IM2 3HR
which was considered on 4 October 2006, for the reasons set out below.

Reason(S) For Refusal:
- By virtue of form, style, and use of materials, the proposed extensions at the rear of the site would have an adverse impact on the street scenes from Murray’s Road and Falcon Street, on the appearance and character of the Douglas Promenades Conservation Area, and on the setting of the Registered former brewery building.
- By virtue of proximity, height, and detailed design, the proposed extensions at the rear of the site would affect adversely local residents to the west and south-west of the site; in particular, there would arise a sense of dominance, and there would be both actual overlooking and a sense of being overlooked.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
