The Site
The site represents the footprint and curtilage of an existing industrial building located off Lewthwaite's Way, to the rear of Bay View Road in Port St. Mary, to the rear of the Co-op and alongside residential property. The property is accessed from Lewthwaite's Way as well as from Victoria Road via a narrow lane.
Planning Status
The site is designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as Residential. On the draft Port St. Mary Area Plan the site lies within an area designated as Mixed Use which includes retail, residential, industry and offices, reflective of the variety of uses found in the village centre.
Planning History
Planning permission was sought and granted for the installation of roller shutter doors under PA 06/0446.
The Proposal
Now proposed is the replacement of the existing corrugated sheeted roof with new sheeting in a flat corrugated material in a slate grey colour.
Assessment
The new roof will look very different from the existing and as such its impact will be limited, possibly positive as it will enable the building to appear better maintained. Providing the sheeting is dark in colour this is not objectionable.
Party Status
Port St. Mary Commissioners and Department of Transport Highways and Traffic Division are statutory authorities and as such should be afforded party status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the replacement of the existing roofing with new sheeting as shown and described in the information received on 25th July, 2006 and 8th August, 2006.
C 3. Prior to the commencement of building works a sample of the colour of the proposed sheeting must be approved by the Planning Authority.
