Officer's Report
Planning approval is sought for the erection of fencing and an electronic gate at the Restart Unit, Isle of Man Business Park, Braddan. The proposal comprises the erection of a post and rail fence with planting adjacent and an electronic gate to serve the existing access.
Within the immediate vicinity the Isle of Man Business Park is relatively open in character, without fencing or gates; however, to the north east the Manx Telecom Depot has the benefit of fencing and gates of similar scale and design. On balance therefore, the proposal is considered to be acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the Drawing Numbers: 107/2/1 and 017/2/2 submitted as part of this application and date stamped 31st July 2006.
C 3. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the erection of the fencing hereby approved. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
N 4. The applicant is advised to consult with the M.E.A. to determine the clearance required from the (overhead high tension line) or (the underground cable) which crosses the site.
