Proposed Replacement Of Farm House Ballacunner, Smeale Road, Andreas.
The present Ballacunner Farm House is to be demolished and approval has been granted for a replacement farm house with single storey extension facing the pond. The proposal before the Planning Committee indicates a traditionally built farm house, complying with the spirit and principles of Planning Circular 391. The proposal shows a rectangular two-storey building with attic, having a front elevation similar to the present Ballacunner Farm House and sitting upon the present footprint of the building. The proposal shows a single storey side extension as requested, as per the Planning application for the approved approval in principle.
The present Ballacunner Farm House is also rectangular and had the benefit of additional space in an adjoining building, which has been pulled down.
The proposal is to re-use as much of the existing material from the demolition as possible. The front wall of the new dwelling, together with the porch will be constructed of re-used natural stonework with the remaining walls smooth rendered and painted. The existing slates are reasonable and if enough can be salvaged, the front slope of the new dwelling will be re-slated with these slates. Alternatively, if enough cannot be salvaged, they will be used on the kitchen extension. The remaining slates used to the rear elevations will be a similar matching, second-hand Penrhyn slate.
The present window cills are sandstone, which is a rather unusual feature and again, if these can be salvaged they will be re-used. Alternatively, an exposed aggregate, red concrete cill resembling sandstone will be used. Verge parapets with not be concrete, but rather red brick and these will be purchased locally and will match as far as possible, the soft red Ballacorey brick.
All windows are to be timber, but double glazed, of similar proportions to existing with black framed roof lights with central bar. In compliance with the latest Building Regulations, all windows have to have one third of a metre opening for self-escape purposes.
Other features will include the reinstatement of the garden wall and tree planting.
To comply with the Building Regulations, there will be a disabled threshold at the front door, a ground floor disabled wc and all sanitary accommodation, kitchen and utility rooms will have mechanical ventilation, necessitating ducts through the walls or roofs.
