Dear Sir / Madam,
Having recently acquired the above site from the Isle of Man Government Department of Infrastructure, that was - we are advised The Pound Lane storage compound and also our purchase of a parcel of land to the rear, the understanding being that this land has never been used to claim agricultural support, confirmed within a letter from the vendors (included).
We hereby lodge a detailed planning application for the erection of a detached dwelling & garage.
The application site sits within an area where land has previously been developed – to the south of the site beyond Pound Lane the dwelling’s Brook Cottage & Douval sit close to the highway. Slightly to the east the Southern Civic Amenity Site operates.
The design developed is we feel an overall improvement over the existing site arrangement and use as purchased. In the interest’s of highway safety, the site’s vehicular access has been expanded in width, as proposed ample parking has been maintained along with the provision to enter and access the site in a forward gear, along with the inclusion of an electric vehicle charging point. A generous double garage affords further vehicle & cycle parking.
Designed as an eco home, if approved the new build will exceed the required thermal values, solar roofing and an air source heat pump assisting to minimize the carbon footprint - in line with government policies.
We have given careful thought to the use of external finishes, which successfully soften the dwellings appearance - visual impact being minimized by a step in roof levels away from the highway.
All matters considered - we hope the planning department look favorably on this proposal and agree will contribute positively to the area.
