The Site
The site represents the curtilage of the Whitestone Garage, situated on the western side of the A5 Castletown Road as it descends southwestwards into Ballasalla. The site accommodates a large open parking area where vehicles for sale are displayed together with a garage building.
Planning Status
The site lies within an area designated on the 1982p as Residential.

The Proposal
Proposed here is the erection of three flagpoles for the display of the Mercedes emblem. The poles will be situated on the north eastern boundary of the site which sits alongside an existing residential property, Monaltrie, which is 12m to the north east of the site of the proposed flagpoles. The poles will be 8m in height and set back from the highway by 10m.
Assessment
There is signage already approved at this site which will mitigate somewhat the visual impact of the poles and flags. However, there is no doubt that they will be seen (as is the intention). The flags will also be seen by those in Monaltrie, particularly in their garden although their impact will be heavily screened, at least in summer, by the existing trees and vegetation on the southern boundary of that domestic curtilage. Bearing in mind the nature of the site and its appearance and the array of approved and existing signs, I cannot agree with Malew Commissioners regarding the impact on what they refer to as a residential area.
Party Status
Malew Parish Commissioners are a statutory consultee and should be afforded party status in this instance.
