The Site
The site represents the curtilage of an existing substantial house situated on the western side of Scarlett Road to the south of Castletown centre.
Planning Status
The site lies within an area designated as Residential with some Woodland within the site on the adopted Castletown Local Plan (1990) and purely as Residential on the draft Area Plan for Castletown (2001)

Various applications have been submitted for alterations to and extensions of the main house including proposals for the replacement of the dwelling with apartments, the erection of two dwellings and the conversion of the building to apartments - all refused (PAs 05/1129, 05/0158, 04/02404, 04/1405 and 03/0597).
The Proposal
Proposed here is the installation of replacement windows in the front porch and the basement and the erection of a replacement entrance gate.
The new windows are to be a replication of the existing but in plastic, as are the majority of the windows in the main body of the building. Also to be replaced are a series of 5 small basement windows.
Also proposed is the replacement of the existing metal gate with a wooden one with a ship's wheel integrated. This is a little quirky but has a nautical theme associated with the sea-side location of the property. These views are shared by the Conservation Officer.
Party Status
Manx Electricity Authority is a statutory authority and as such should be afforded party status in this instance.
The Society for the Preservation of the Manx Countryside and Environment is not directly affected by the proposal and should not be afforded party status in this case.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the replacement of windows and the front gate all as shown in the photographs and plans received on 2nd May, 2006
N 1. The applicant is advised to consult with the M.E.A. to determine the clearance required from the overhead lines/underground cables which are in the area of the planning application.
