The Site
The site represents the residential curtilage of an existing dwelling situated on the northern side of Arbory Street between Bagnio House and the main shopping facilities at The Crofts. The site accommodates the house and rear yard which backs onto The Coach House.
Planning Status
The site sits within an area designated on the Castletown Local Plan of 1990 as Predominantly Residential. On the draft Castletown Plan of 2001 the site is designated as Residential. The site also lies with Castletown's Conservation Area.
Planning History
There have been no planning applications submitted in respect of this site.
The Proposal
Proposed here is the removal of an existing boiler room at the rear of the property and its replacement with one which is much smaller, the erection of a garden room alongside the kitchen. This is to be made of render and with wooden concertina doors opening out into the rear yard.
Assessment
The proposed changes are limited to the rear elevation which is not visible from any public perspective. The changes have limited if any impact on neighbours as the only perceivable change will be the erection of the garden room which is only partially visible from the neighbouring property.
Party Status
Fire Prevention Officer is a statutory authority and as such should be afforded party status in this instance.
