APPROVAL IN PRINCIPLE FOR ERECTION OF AN AGRICULTURAL DWELLING FIELD 220846, BROUGHJAIRG BEG, BOLLYN ROAD, BALLAUGH
FOR MR S. CHRISTIAN
On behalf of Mr Christian I would submit as follows:
Land owned around Broughjairg Beg forms the main part of the holding of Mr Stewart Christian. His agricultural shed is now the base for his 140 cattle and 22 suckler cows and the surrounding fields accommodate up to 150 breeding ewes and 800 sheep during the winter months. This means that Mr Christian who is full-time farming is in effect at this site all the time during the winter months to feed the animals, be on hand for calving which occurs between October and March and lambing from January to March, clean out the sheds and be on hand when trucks come to collect animals to go to the abattoir also primarily during the winter months. The latter cannot be arranged to happen at a specific time and may mean being on site all day waiting. The site however has no facilities, not even WC, for Mr Christian’s use.
DAFF support the provision of a dwelling on the site - see attached report.
Land - 75 acres - is still rented at Cronk y Voddy; however this is too wet for winter time use and is only available for grazing in the summer months. At that time Mr Christian does not need to travel to the site very much so does not need to have his house equidistant from it and Broughjairg Beg. For the welfare of his stock it is far more important for him to be at the proposed site where all his stock currently is.
Should permission for the dwelling be given the 5 acre site will be sold.
The dwelling proposed is modest in size. Land in Field 220846 is slightly lower than that on which the agricultural shed has been built. Planting undertaken in conjunction with the agricultural shed will provide a suitable backdrop to the proposal as seen from the public highway and additional screening may be undertaken if desired.
