In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 25 May 2006, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to Drg. No’s 00539/1, 00539/2 and 226-02, submitted as part of this application and date stamped 28/03/06.
- No development may commence until there has been approved by the Planning Authority a scheme of landscaping which includes indications of all existing trees and hedges within the site and details of any to be retained together with measures for their protection during the course of construction.
- All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
NOTE The applicant or developer is advised that the Manx Electricity Authority's Operations and Maintenance Manager has highlighted that there are high and low voltage cables within the vicinity of the application site. It is therefore recommended that the Manx Electricity Authority is contacted to arrange an Electrical Site Safety 5 to confirm and locate these cables, to discuss working practices around these cables and whether any diversion is required. It is further highlighted that an additional easement agreement may be required as an existing service cable may cross the site of one of the proposed dwellings.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer's report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
