The Site
The site represents the residential curtilage of an existing cottage which sits facing north on the corner of Cronk Hunna and Bradda East.
Planning Status And Relevant Policies
The area is designated as Predominantly Residential in the Port Erin Local Plan which was approved by Tynwald in 1990.
Planning History
PA 03/01775 proposed the replacement of the front elevation windows with upvc casements - permitted.
The Proposal
Proposed now is the installation of new rooflights in the front and rear elevations - three in each pitch. These are larger than the 1m square dimensions permitted in the Town and Country Planning
(Permitted Development) Order 2005 in that they are 660 by 1180. They are however Conservation-type rooflights which is appropriate for this style of property.
Representations
Port Erin Commissioners indicate that they have no objection to the proposal.
Assessment
The rooflights will not look out of place on this property and will not result in overlooking of neighbouring property.
Party Status
Port Erin Commissioners are statutory consultees and should be afforded party status in this instance.
