THE APPLICATION SITE AND PROPOSED DEVELOPMENT

The application site comprises the curtilage of a detached dwelling that is located on Glen Road, Laxey.

The proposed development comprises of the installation of an external oil central heating boiler on the rear elevation and the erection of decking and a pergola in the rear garden. Approval is sought retrospectively.

PLANNING HISTORY I am not aware of any previous planning applications that could be considered to be relevant to the assessment of this planning application. REPRESENTATIONS Laxey Village Commissioners recommend that the planning application be approved. PLANNING POLICY

The application site is within the area covered by the Laxey and Lonan Area Plan. There are no policies within the plan that I consider to be specifically relevant to the assessment of this planning application.

ASSESSMENT

I consider the overall level of development contained within the proposal to be relatively modest and to be without adverse impact on public or private amenity.

I recommend that the planning application be approved.

Party Status

I consider that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.
