The Application Site And Proposed Development
The application site comprises of a small parcel of land contained within existing group of buildings that constitute Kirby Farm. Kirby Farm is located adjacent to Vicarage Road in Braddan.
The proposed development comprises of the erection of an electrical sub-station and switch room on the application site.
Planning History
Whilst the application site and surrounding area has been the subject of previous planning application I do not consider any of these to be specifically relevant to the assessment of this current planning application.
Representations
Braddan Parish Commissioners recommend that the planning application be approved.
Planning Policy
The application site is within the area covered by the Braddan District Local Plan. There are issues of zoning or policies that I consider to be relevant to the assessment of this planning application.
Assessment
I consider the proposed development to be relatively modest in comparison to the overall level of built development within Kirby Farm. I can see no adverse impact on public amenity, private amenity or highway safety arising from the proposal.
I recommend that the planning application be approved.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2.
This approval relates to the construction of an electrical sub-station and switch room as shown on drawing no.s 1023/60/01 and 1023/60/02 date stamped the 5th January 2005.
I confirm that this decision accords with Government Circular Nos 44/05 (Delegation of Functions to Director of Planning and Building Control) and 47/05 (Delegation of Functions to Senior Planning Officer)
