Officer's Report
Site
The Application proposes the installation of uPVC casement window to replace existing at 9 Main Road, Onchan. The property is part of a pair of two storey semi detached properties on a corner plot with Main Road and Victoria Avenue. The dwelling has been zoned within the Onchan Local Plan Order 2000 as being within a predominately residential use; the site is not in a Conservation Area.
Proposal
The application proposes the installation of uPVC casement windows to the front, side and rear elevations (total of 14 windows) of the dwelling replacing the existing casement uPVC and aluminium windows.
Representations
The Onchan District Commissioners have considered the application and have recommended an approval.
We have received no privately written representations objecting to the application.
Assessment / Recommendations
The property is not within a Conservation Area so the installation of uPVC casement windows would seem to be acceptable. A number of properties in the area also have uPVC casement windows including the neighbouring property 11 Main Road.
For these reasons the proposal would seem to be appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Onchan District Commissioners.
