Site

The application seeks an approval for a retrospective application for the removal of a chimney at 25 Ridgeway Road, Onchan. The property is a two storey detached dwelling on the northern side of Ridgeway Road which is on the south west boundary with Onchan Pleasure Park. The property is within an area zoned under the Onchan Local Plan Order 2000 as predominately residential use.

Site History

The property has benefited from a recent Planning Approval for the erection of a first floor extension over existing lounge, kitchen extension to rear and erection of a sun room in rear garden (04/00388/B).

Proposal (retrospective)

The chimney stack has been removed and the gap left has been re-roofed with tiles to match existing.

Representations

The Onchan District Commissioners have considered the application and have recommended an approval.

We have received no privately written representations objecting to the application.

Assessment / recommendation

The removal of the chimney stack is rather a minor alteration to the property and does not cause an visual adverse affect upon the dwelling or that of the street scene.

For this reason the proposal would seem appropriate in this location and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: Onchan District Commissioners
