Officer's Report
The Site
The site represents the curtilage of Ballahowin Farm, situated on the southern side of the Braaid to St. Mark's Road (A26).
Planning Status And Relevant Policies
The site lies within an area of Woodland and "white land" on the Isle of Man Planning Scheme (Development Plan) Order 1982.
Planning History
Various applications have been submitted in respect of the diversification of the farm, including conversion of the stone farm buildings to tourist accommodation (00/2059,, 01/2224,) erection of a farm building (01/2225) and erection of a new building to accommodate a farm education facility (04/2558). Alterations to the existing farmhouse were also approved (05/92151).
The Proposal
Proposed here is the installation of a dormer on the western side of the stone courtyard, alongside three previously approved dormers. The dormer will straddle the pitch of the adjoining building which
runs at 90 degrees. The dormer effectively joins the roofs of both buildings. The dormer has glass sides and a flat roof to match the approved ones in this roof.
Representations
There are no representations on the file.
Assessment
The dormer is not unattractive and will not adversely affect the building, whose appearance will be changed through the works associated with the conversion of the building to tourist accommodation.
Party Status
As there are no views on the file, Department of Transport and Santon Parish Commissioners may be granted party status as they are statutory consultees.
