Issues
- In respect of the impact on the street scene, the proposed development will be set behind the existing front boundary wall. This wall will obscure the proposed development. However, planning permission has recently been granted for the front boundary wall to be lowered and then to erect a new set of railings along the lowered wall. This development will become partially visible through the new railings. However, I do not consider the proposed development will cause any significant impact on the visual amenities of the locality.
Conclusion
I therefore recommend that permission be granted subject to conditions in the attached schedule.
