The application proposes the installation of an uPVC cottage style casement window to replace existing on rear ground floor elevation at flat 1 Mount Rule House, Mount Rule, Braddan, which is a substantial detached property which has been subdivided into apartments.
There has been a recent application for installation of uPVC windows to replace existing (05/00857/B) for flat 4 which benefited from a Planning Approval.
Consultations
The Braddan Commissioners have considered the application and have recommended an approval.
We have received no privately written representations objecting to the application.
Assessment / Recommendation
The house is not in a conservation area and the policy is that replacement windows should preferably be the same as or similar to the originals in the pattern of the glazing bars. There is already some variety in the glazing pattern in windows on this property, although the majority have small square panes. The intention is to more or less replicate the style of the glazing bars found in the majority of the windows in the house in the windows to be replaced.
For this reason the proposal would seem appropriate in these locations and therefore my recommendation is for an approval.
