This barn sits close to the house, both being secluded down a long drive and surrounded by trees. Unfortunately there are no photographs but the drawings give the impression of a vernacular building. The Society has no objections in principle.
Basically a new house in the countryside but in a locality where a lot of mistakes have been allowed to happen. Thus the claim that it is infilling. We don't think it should be allowed; enough is enough and otherwise, where will it all end? The Society OBJECTS.
A-i-P 03/1805. Basically a new house in the countryside and I was amazed to find it had A-i-P. However, on looking at the Southern Sector Plan – there is no Local Plan for Ballasalla – the area is zoned LDHP or equivalent!
See 02/0649. A rambling modern bungalow of no special attraction is to become even more rambling. Why has it got a “dungeon”, one wonders? (Hope it not intended to incarcerate recalcitrant Planners?)
See A-i-P 04/1878. Also 00/2162+2163+2360, 01/0803+1238.
In commenting on 04/1878 we said the following:-
This is almost an application to vary a Condition imposed on A-i-P 01/1238 which required any replacement dwelling to be designed as a faux Manx Cottage in accord with Circular 3/91
In actuality, 01/1238 will presumably have expired (assuming no Reserved Matters were approved) and hence this new Application for A-i-P.
In commenting on that application we said- "We are OPPOSED to demolition and would prefer the previous scheme [for alterations] in as far as it relates to the cottage itself."
Now, with the principle of replacement approved, we don't see it worth arguing over the exact type of design provided the other Conditions are complied with such as to ensure that it is not too huge and sits well within the landscape.
The sketch design submitted is quite pretty and complies with these strictures very well indeed. We note the applicant's design comparisons with other neighbouring properties and have to admit that he is correct. We see no objections to the re-siting on the, already excavated, inset terrace.
In all the circumstances, we support the present design (as long as it is followed in any reserved matters application.)
We think the walls should be rendered white and the roof blue slated, as is the normal vernacular.
Our impression (based purely on memory) is that the present scheme is rather larger but we hardly think it worth fighting over. It is an exciting design, worthy of it's impressive position. This is more like a 'Grand Design'
No, certainly not! Of all the terraces in the town, within or without the Conservation Area, this is probably the most expressive, the most seen and, hopefully, the most appreciated. One only has to look at old photographs to see that this is one of the most often pictured frontages. All this because, of course, it faces the Court House, the gardens of which gives one space to be able to

stand back and look, for once, at the upper as well as the ground floor elevations. Here it would be criminal to replace the sashes with casements.
Actually the drawings don’t show casements but this is the wording of the application and it is the application which MUST BE REFUSED. The Society will VIGOROUSLY OPPOSE this proposal.
A Registered thatched cottage, which I have to admit to never having seen! Surby is a distant place personally undiscovered! I must put it on my list to visit.
However we have here the ever present conundrum of how to extend an historic vernacular building and one of the acknowledged solutions is to build an entirely contrasting ‘wing’ with a transparent link to the original.
It works rather well here because of the change in ground levels. The new wing seems to have just a sufficient hint of the customary Manx style to soften the contrast twixt old and new.
The Society is happy with it.
