Officer's Report
The application is for the erection of a part two storey part single storey rear extension for additional living accommodation to 16 Third Avenue. The dwelling is part of a row of terraced properties, which 16 is an end terrace. There has been a previous application for a tow storey rear extension (05/01132/B) which was refuse due to the overbearing affect and loss of light it would cause upon the neighbouring property.
The proposal will have a length of 4 metres from the existing rear wall of the property and a width of 5.2 metres; however at first floor level the proposed extension has a width of 3 metres leaving a 2.5 metre gap to the boundary with 14 Third Avenue. The extension at ground floor level will leave a 0.2
metre gap to the boundary with 14 Third Avenue, which has a 1.5 metre high fence. The proposal would be very similar to previous Planning Approvals along the street (2 and 6 Third Avenue) which have part single part two storey extensions.
Onchan District Commissioners have recommended the application be approved. There are no objections from neighbouring residents.
The application would seem much better than the previous submitted application, and will not cause an overbearing affect or a sufficient loss of light to the neighbouring property 14 Third Avenue. My recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents, and shown in drawings RJ/D/01, RJ/D/02, RJ/D/03 and RJ/D/04 all received on 21st October 2005.
C 3. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
