Officer's Report
The application proposes the erection of a conservatory and patio / decking area to rear elevation and erection of a porch to the front elevation, with the removal of the existing chimney stack, removal of various windows and door and installation of replacement uPVC windows to front, side and rear elevations and the creation of a stonework plinth to base of front and side elevations. The Dwelling is Abbey Court, Abbeylands, which is a detached bungalow in the countryside. The applicant also has another application which was submitted at the same time, for a detached double garage (05/01690/B). The boundary treatment with the neighbouring property Crossways consists of a 4 metre high conifer hedge running along the boundary.
The rear conservatory has a rear projection of 4.4 metres from the existing rear wall of the dwelling and has a width of 8.5 metres and will be constructed of uPVC. Timber decking is also proposed on the rear elevation which will also provide access to the garden via timber steps.
The proposed front uPVC porch will have a width of 3.2 metres and a length of 3.3 metres. The existing porch will be converted into a cloak room.
Onchan District Commissioners have considered the application and have recommended approval. We have received no private representations for this application.
The proposed conservatory, decking and front porch would all seem appropriate in these locations. The alterations which include replacement windows, stonework plinth, removal of the chimney stack and some windows and door would also seem appropriate in these locations and therefore my recommendation is for an approval.
