The application proposes the demolish of the existing two storey rear outlet and erection of a two storey rear extension for additional living accommodation at 110 Castlemona Avenue, Douglas, which is part of a row of terraced properties within a residential area.
The proposal will have a rear projection of 2.7 metres from the existing rear wall of the dwelling and will have a width of 3.3 metres. The first floor which will form into a new bathroom will have a window on the side elevation (north elevation). At ground level on the north elevation will be a small window and a door. A door will also be installed on the east elevation. The boundary with 112 consists of a 2.3 metre high brick wall. The neighbouring property boundary also has a 2.3 metre high wall but also has the same outbuildings and outlets as the applicant's existing property.
The Douglas Corporation and Department of Transport have considered the application and have no objection. We have received no private representations for this application.
The proposal would seem to be appropriate in this location subject to conditions and therefore my recommendation is for an approval.
