Officer's Report
The application site is set in an area of High Landscape or Coastal Value and Scenic Significance.
The proposal is set back from the public highway. The existing shed is to be removed and replaced with this proposal. The proposal will not exceed the ridge height of the existing single storey extension to the main house. The proposal will only be partially obscured by an existing hedge and hawthorn tree. I do not feel the proposal will cause any significant harm to the visual amenities of the street scene.
To the rear of the application site is open countryside. The proposal will be visible from the surrounding fields. However, this is a small development which is ancillary to the dwellinghouse. The shed will be constructed out of timber. The appearance will blend into the existing landscaping. I consider the impact on the visual amenities of the surrounding locality to have been significant reduced.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a timber shed as shown in 1486-1 received on 4th August 2005 and letter from Ian Cochrane dated 7th October 2005.
C 3. No existing tree or shrub indicated on the approved plans to be retained shall be cut down, grubbed out, topped, lopped or uprooted without the written consent of the planning authority. Any such tree or shrub removed without such consent or dying, becoming seriously damaged or diseased within a period of 5 years from the completion of the development shall be replaced in the next planting season with another of similar size and species, unless the planning authority gives written consent to any variation.
I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
